Project Case Study: House Extension in Belmont
Glass Room Extension
This glass room and kitchen extension to a detached property in Belmont involved the removal of an existing conservatory and re-configuration of the dining, living and kitchen spaces. The project involved numerous design iterations which explored different design solutions. It was particularly important to the client to conceal structural steelwork and achieve a clean-line aesthetic. The existing spaces were dark, cramped and under-used. The design brief was to open up the internal spaces to create one space for living, eating and entertaining. The second element of the brief involved creating a link with the landscaped garden. Our clients are passionate about their existing spaces and we enjoy working with them to develop design proposals for their glass room extensions and kitchen layouts.
Glass Room Extension
Designing extensions often requires adaptations to the layout of the existing property. This can include the removal of internal stud partitions and/ or structural load-bearing walls. Typically, older properties will have structural, load-bearing internal masonry walls. This usually means they are supporting floor structure for the floor above, or the roof structure if there is no floor above.
In this example, the property had a structural, load-bearing wall in its centre which needed to be removed. We worked closely with the structural engineer to find a solution which maintained the design intent of the architectural layout. Insertion of structural steelwork within domestic properties can often be visible (down-stands within the ceiling plane, which are clad in plasterboard). To some this is acceptable, to others it isn’t. In this example project, the client wanted to conceal the steelwork within the depth of the first-floor structure.
An important aspect of the design intent was a frameless, sliding door. The client wanted to create a seamless interface between the interior and exterior (glass room to garden patio). This is an effective way to blend interior and exterior spaces creating an external room. We selected a glazing sub-contractor, called IQGLASS who liaised closely with us and the client. IQGLASS invited the client to their showroom to discuss suitable products. Specialist glass installations require specialist design input. We coordinated with IQGLASS on several iterations of the design before the sliding glass door was installed. It was necessary to work closely with the structural engineer to design the cantilever required to support the masonry above the frameless glazed door.
Kitchen Ideas
Kitchens are the centre-piece to most residential interiors. They serve as an important place for family and friends to gather. We had the pleasure of working with bespoke kitchen designers, Thomas James, who manufacturer bespoke, purpose-made kitchens to an incredibly high standard. We were extremely impressed by the quality of the finish and assistance provided to our client.
